How it Works

Who does this?

 Our PARTNERS, sellers like you, are usually homeowners who want to take advantage of a hot real estate market and have a lot of opportunity to improve the value of their home, but cannot afford the renovations. 

What do we flip?

 We flip single and small multifamily properties, 1 to 4 units.  We will consider just about any property, but prefer homes built after 1978 with 3 bedrooms and 2 bathrooms.  If your property does not meet these criteria, don't worry yet.  Give us a call and let's talk about it. 

When do I have to move?

 There is no one size fits all answer to this question because every situation is different. For some homeowners and flips it is better to move out right away, while for another it may be best to stay in the house until it is sold.  We can answer this question after diving into all aspects of the project with you. 


Where do we flip?

 We do most of our flips around the Dallas-Fort Worth metroplex, but we will also flip around the country.  There are a number of criteria we look at, but in general cities of at least 20,000 people within 45 minutes of a major metropolis.

 Flip with us because we have the experience and network to get your flip done right and on budget.  Our partners come to us so they can capitalize on their property and increase their equity when selling.  Many of them have received numerous offers from other investors and have decided they want to undertake this journey themselves instead. 

How do we get started?

  Our first step is to meet with our partners, home sellers, either in person or virtually to review the condition of the home.  If we feel the property meets our criteria we will schedule multiple estimates from local contracting partners and review construction bids.  If all the numbers look good and there is a good working relationship between Red Top Homes and our selling partners we sign agreements and get started.
